Booking Terms and Conditions
Please ensure you read and fully understand these booking
terms and conditions. If anything is unclear, please contact us so we can
explain in further detail to avoid any misunderstandings.
Formation of Contract
A contract between you and the owner is established once we
have received your deposit or full payment and issued a booking confirmation
specifying the confirmed holiday dates. The deposit or full payment must be
made within three days of placing your booking. This contract binds you, as the
lead booker, and all members of your party included in the booking. It is your
responsibility to ensure that all members of your group accept these terms.
Failure to provide all relevant information or to comply with these terms may
result in the contract being terminated and the booking cancelled.
We require the name and contact details of the lead person
making the booking.
Payment Terms
A deposit of £50 per week of booking is payable at the time
you make your reservation. For bookings made less than 14 days before your
arrival date, the full amount is due at the time of booking. The outstanding
balance must be paid no later than 14 days before your holiday commences. If
payment is not received by the due date, your holiday will be treated as
cancelled.
Cancellations
All cancellations must be notified to us in writing. Once we
receive your written cancellation, we will confirm the cancellation. You remain
liable for a percentage of the booking cost depending on how many days before
the holiday the cancellation is received, as follows:

If we are able to secure a replacement booking, we will
refund all monies paid less a 5% booking fee and any difference in price
between your original and the replacement booking. We strongly recommend that
you take out comprehensive travel insurance to cover cancellations. If you
choose not to do so, you accept responsibility for any loss you may incur as a
result of cancelling your holiday.
If your booking is cancelled due to circumstances beyond our
control, we will notify you as soon as possible and promptly refund all
payments made to us for your holiday. Our liability in such cases is limited to
the payments made to us.
Occupancy and Visitor Policy
The maximum number of people occupying the property must not
exceed the capacity stated in the property information and only those listed on
the booking form may stay at the property. If you wish to invite additional
visitors during your stay, please seek our permission first. No extra overnight
guests are permitted.
Bookings will not be accepted from individuals under 18
years of age. The owner reserves the right to refuse a booking without giving
any reason.
Access and Use of Property
We or our representatives reserve the right to access the
property at any time to undertake essential maintenance, repairs, or for
inspection purposes. Tenancies typically begin at 15:00 on the arrival date,
and guests are required to vacate the property by 10:00 on the day of
departure. Should you fail to leave on time, you may be charged for an
additional day’s rental. The property must only be used as a holiday
accommodation or a base for those required to work in the area.
Smoking and Vaping Policy
Smoking is not permitted inside the property; however, an
ashtray is provided for outdoor use. Vaping or smoking anywhere inside the
premises will result in immediate termination of your stay and forfeiture of
all monies paid. Any damage or need for extra cleaning resulting from smoking
or vaping will be charged to you.
Pet Policy
A maximum of two dogs are allowed. Please
consult the owner if you wish to bring more than two dogs.
Dogs must be booked in advance at a cost of £20
per dog.
Dogs should not be allowed on furniture, especially sofas and beds. Sofa covers can be provided, but dogs are strictly
not permitted on beds unless you supply your own bedding and duvets, in which
case a deduction can be made for providing your own.
Guests are responsible for cleaning up after their pets, using the outside tap and dog towels provided for muddy dogs.
Dogs must not be left unattended in the property.
Please vacuum the lodge before departure. If additional cleaning is required due to excessive dog hair, a fee of £50 will be charged.
You are responsible for any damage caused by
your dog.
Care of the Property and Damages
Please treat the accommodation and its facilities with care
so future guests can continue to enjoy them. Report any missing or damaged
items to us immediately so appropriate action can be taken. Any damage or
breakages during your stay should be reported promptly, ideally before
check-out. If substantial damage occurs and the owner must cancel or refund
subsequent bookings, you may be liable for any losses incurred. Please ensure
that doors are locked and windows closed when the property is unoccupied, and switch
off all lights, heating, and air conditioning as we are an eco-friendly holiday
home.
The owner reserves the right to levy charges for additional
cleaning if the property is left in an unacceptable condition. The owners are
not liable for loss or damage to your property, regardless of cause. All
inventory items must remain in the property and must not be moved to another
property. You are responsible for supervising all guests under the age of 18 at
all times. Please respect the local community and keep noise to a minimum,
especially between 23:00 and 08:00.
Right to Terminate
We reserve the right to terminate your rental agreement with
immediate effect if unreasonable behaviour by anyone named on the booking or
their guests negatively impacts the enjoyment, comfort, or health of others. In
such cases, you will be asked to leave the property immediately and no refund
will be issued.
Barbecue and Fire Safety
Please use the designated barbecue utensils and ensure the
barbecue is cleaned after use. The use of fireworks, Chinese lanterns, and
candles is strictly prohibited.
Check-Out Procedure
Check-out is by 10:00. Please vacuum the lodge before
departing. Thank you.
Wi-Fi Usage
Guests agree to use the Wi-Fi service in a reasonable and
lawful manner.
Electric Vehicle Charging
The use of domestic electric vehicle chargers (commonly
referred to as ‘granny chargers’ or ‘trickle chargers’) is strictly forbidden
at the property. Any damage or loss suffered by us due to unauthorised use will
be your responsibility.
A dedicated electric vehicle charging point is
available for the booking party’s use only.
Use of the charging point is at your own risk.
We accept no liability for loss or damage to you or your electric vehicle
resulting from use, unless caused directly by our negligence.
You will be liable for any damage to the
charging point or loss suffered by us due to your use of the charging point.
Problems and Complaints
Any problems or complaints must be reported to us or our
representatives immediately to give us the opportunity to resolve the issue.
House Rules and Breach of Terms
Failure to comply with the house rules constitutes a breach
of these terms and conditions. We reserve the right to terminate the booking
with immediate effect and without refund if these rules are not observed.
